What are sub-prime loans?

In the 1960s and 70s, many lending institutions would use a process called redlining to deny loans. Redlining is using boundaries to determine who would qualify for a loan. Typically redlining prevented minority groups or people living in less desirable neighborhoods from owning a home. When this process became widely known, steps were taken to halt the practice. The mortgage industry was deregulated and a system was set in place to encourage those who previously could not buy a home to become homeowners.

This process was not without its faults, however. As the housing market heated up, lenders looked for ways to loan to those who technically should not be considered for loans. A sub-prime loan is the term used for loans that are risky than a traditional loan. A buyer may have a legitimate reason for needing a sub-prime loan, but for many, the sub-prime loan was a way to purchase a home that they really could not afford. Along with sub-prime loans came loosened restrictions on underwriting loans, and many no-down payment- no document loans were written. Buyers could qualify for a home loan with a credit score below 600.

A person in need of a sub-prime loan is considered a non-conforming buyer. Some reasons that a buyer may fit these qualifications are if they have a poor credit history, they cannot document their income, or they are buying an expensive home. Because federal loan amounts, backed by Freddie Mac or Fannie Mae, are limited to $417,000, any amount greater than this is considered a jumbo loan, and required special financing. Sub-prime loans traditionally have a higher delinquency rate.

What has happened to the real estate market?

Although it seems that everyone is losing their home, the situation is not that dire. Roughly 14% of sub-prime loans go delinquent. While this number is higher than traditional loans, it is still has an 86% repayment rate. Because sub-prime mortgages are aimed at those that would not qualify for a traditional loan, it stands to reason that the delinquency rate would be higher.

For sub-prime loans to work properly, the housing market must be relatively stable, and homes must continue to increase in value. When this does not happen, delinquencies increase. With an adjustable rate mortgage, which these sub-prime loans typically are, the monthly payment can increase dramatically. In the past, when these rates increased, the homeowner could refinance the home. However, with a stagnate housing market, the home may not appraise for the amount needed. When this happens, the owner cannot refinance, and they are stuck with the higher monthly mortgage payment.

It is interesting to note that 35% of the homes that are foreclosed in the sub-prime market are investment properties. These are typically second properties, purchased by the owner who hopes to fix the home up and “flip” it, or sell it quickly, ideally before the first payment is due. When the housing market quieted down, and these homes sat on the market, the owners were locked into not only their primary residence, but making mortgage payments on the investment property as well.

How does the mortgage crisis affect me?

Does the current mortgage crisis affect you? It may. Many people are in homes that are worth less than they owe. If you are in this situation, it would be impossible to refinance the home if needed. Additionally, living in a home that is worth less than you are currently paying, it means that you have no equity in the home. If you needed some quick money, you would not be able to tap into a home equity line of credit, and your home, no matter how nice, is not technically considered an asset.

Another way that the current state of the mortgage industry affects all of us is through home values. It is a circular problem. As more people cannot afford their mortgages, they are forced to enter into short sales with their lenders. A short sale is a sale where the new buyer pays less than the amount owed on the loan. When the home is involved in a short sale, the buyer gets the home for less than market value. The home’s selling price is recorded, lowering the property values in the neighborhood.

How can you prevent getting embroiled in the mortgage crisis? While most agree that this is a cycle, and home prices will rebound, what no one knows is how long that rebound will take and if the housing market will reach its previous high levels. For those that bought “at the top” of the market, it may be quite a while before they have any appreciable equity in their home. If you are currently a homeowner, or are considering buying a home, there are several ways that you can reduce your risk of financial hardship with your mortgage. Maintain a solid income, living beneath your means. Accumulate other assets, in addition to your home, and if you know that you do not have any equity in your home it is doubly important to build up a financial safety cushion in a savings account.

Is The Fashion Industry Responsible For Eating Disorders

This is a highly debatable subject and although it is not considered to be the cause of eating disorders, media is often viewed as a contributing factor, especially amongst adolescent girls, who view the size and shape of models and actresses, as ideal body image.

Adolescents, who have an eating disorder, often have a distorted body image to begin with. They’re often over critical and ruthless in their self-evaluation, in terms of their body shape and weight. Through the medium of magazines and film, current trends pertaining to body image, or rather society’s image of the body, a person with an eating disorder feels that their own personal body, does not measure up to what is portrayed within the media and ideal or beautiful.

Unfortunately for the past decade, the fashion industry, while admittedly being at the mercy of advertisers,’ has used ultra thin, nearly skeletal looking models. The entire waif look has graced the pages of magazines and film, unfortunately for a person with a non- healthy body image and lack of self-esteem, striving to achieve what society has deemed beautiful, becomes an obsession.

The trend within the fashion industry is beginning to change, most notably in Milan, which have recently refused to allow underweight models to grace their notorious runways. Not all within the fashion industry are so willing to take a stand, they are in business to sell and that if the advertisers’ wants to use all too thin models, then that’s what they will have a gracing their magazines pages.

Although this trend is moving towards the use of healthy sized models, it may help to change society’s ideal on what a women’s shape should be. Some argue that it is much too easy to blame the fashion industry, when in reality eating disorders are at least initially a mental issue of the individual and their own idea of body image.

The debate is far from over and even with the strides that the few within the fashion industry has made, in the attempt to change society’s concept of what an ideal shape should be it is a task that will surely take decades to rectify. Society has a tendency to resist change, even more so if the media’s slow to change with it.

One of the warning signs of an eating disorder is the obsession with all too thin models and actresses. A person who suffers from an eating disorder often has many pictures of excessively thin people, strategically placed normally around mirrors or close to food sources. Generally, these pictures are used to remind the person suffering from an eating disorder of what they want to look like and it is used as a deterrent to eat or as motivation to exercise more.

A Brief History Of The Air Freight Industry

Even before, flying has been an innovation. Humans before couldn’t imagine of a time without journey. All they wanted was to fly. That’s why airplanes were born. Eventually, technology made it a reality for people to ride on the airplane near the pilot. People became restless that they started thinking of some beneficial ways where they can use the plane.

It was on the year 1910 when the idea that a plane can be used to carry shipments began. History revealed that a bolt of silk was the first to be shipped in a plane. The shipment was carried from Dayton to Columbus in Ohio. This was said to be the first demonstration of the air freight.

In 1919, another shipment took place. A converted bomber was shipped by the American Railway Express. The cargo was 1100 pounds, and was transported from Washington D.C to Chicago. Unluckily, the plane and the radiator froze had to land in Ohio. However, that didn’t hinder the people from using the plane as freight carrier.

During the late 1920s, more airlines operated as freight carrier. The creation of the freight carrier was used for American business only. The air freight had helped them not only in making the transportation of merchandise rapidly but also the fast pace of the process.

Undeniably, the primitive stages of the air freight business made a remarkable growth.

By the year 1927 to 1931 the number and size of the shipments had increased from 45,000 pounds to almost a million pounds. Though there were some effort at planning and organizing the air freight business, the commercial air freight did not operate until World War II ended.

The top 4 known airlines namely: American, United, TWA and Eastern formed the Air Cargo Inc. The primary mission of the company was to pick up and deliver cargo.

The Air Cargo was active until the end of the world. But in 1944, United and TWA began to be independent and had their own air freight business.

There were lots of small plane owners who wanted to part of the air cargo industry but were not accepted. The big airlines didn’t like smaller airlines to operate in the business. One reason for that was the possibility that the small airlines might screw up the constant status of the industry. Another reason was the former didn’t want to be involved in a competition.

Unluckily, those small plane operators who tried fell by the pavement. There’s only one that survived- it’s called the “Flying Tigers”. The Flying Tigers made it because it carried both military and civilian freight. And it was also known before as the largest in air freight liner industry.

In spite of the good start, the air freight business wasn’t developing that much. It didn’t work well in the business. Until someone in the name of Fred Smith opened up his new air freight known today as the Federal Express.

The Air Freight Industry Today

Federal express has been known today as one of the successful air freight carrier. With the aid of modern technology, it now uses air freight software to be able to provide the needs of the customers. The air freight software is the latest innovation for freight forwarders. How Does a Photographer fit Into the Music industry Company

There are many jobs in the music industry that do not directly involve the music its self. Look at the CD cover and the liner photos. That was most likely not done by the engineer or the producer. Nine out of ten times it was a professional photographer that took those images and then retouched them to make them the best that they could be.

He is not truly a musician and yet the photographer is employer in the music business, as a music industry professional.

Lots of things in and around the music business revolve around a photo or a photographer. Think of all the events that go on in the music world. The live shows, the awards shows, public appearances, recording dates. What is one thing that you can almost positively plan on seeing at every place a music event is happening? A camera with a photographer attached to the other end of it.

So photographers actually play a huge part in the music industry company. Without them there to record the things going on no one would have any way of seeing the changes that are actually happening to the artists. Lets face it; its amazing how people change when they get money. A certain Disney Diva went from a rather flat chest and some pre-pubescent funky teeth to a cosmetically nice looking late teen / early twentys look almost overnight. Without the cameras we might never have known.

But seriously, places like the various freelance places on the Internet and ones that target the music industry specifically make it fairly easy for the photographers out there that want to become involved in this portion of the industry to actually hook up with the people that are willing to give them money to use those God given talents taking pictures that will serve the music world.

What you, as a photographer, need to do is do what you can to get a portfolio of work that might be relevant to a music industry company. Go out and shoot a few local bands at some shows to give a feel for your style. Offer to help the groups out with the CD projects and even the other promo material that they need. As long as they use your information associated with that work it could easily get other bands wanting to actually pay you to do that for them and you can build up a portfolio of things to show other industry people when you approach them looking for work.
